Commercial Facility and Property Managers walk a very narrow path.  On one hand building owners want to retain tenants and on the other hand they want see the greatest return on their investment. This is accomplished with a preventative maintenance program that has a detailed inspection report specific to the building and property. It is a proven fact that ongoing preventative maintenance extends life expectancy of a given component. This cuts downtime and reduced emergency expenses to repair or replace a broken component or system.

At Fairman & Associates, Inc., our Property and Facility Managers create a detailed preventative maintenance schedule for each property. Then an inspection schedule is created along with equipment and component history and condition. With this information, life expectancy is estimated and this information becomes a part of the annual operating budget.

With a preventative maintenance schedule and an operating budget in place, the operating costs are reduced, the building and property perform as intended with no major interruptions, tenant services are provided according to the lease agreement and/or the building occupants are provided an environment for which they can be productive.
